Calculation Breakdown
Right to Buy discounts are set by the UK government and updated each April. The figures shown are based on the 2024-25 discount rates. Actual discounts may vary - always confirm with your local authority.
This calculator provides estimates only. Your actual discount may differ based on factors such as previous Right to Buy applications, property improvements, and your landlord's assessment. Always seek independent advice before proceeding.

Right to Buy - Houses: You get a 35% discount after 3 years as a public-sector tenant. For each additional year, the discount increases by 1% per year, up to a maximum of 70% of the property value or the regional discount cap - whichever is lower.

Right to Buy - Flats & Maisonettes: You get a 50% discount after 3 years. The discount then increases by 2% per year (rather than 1%), again capped at 70% or the regional maximum.

Regional Caps (2024-25): London (most boroughs) - £136,400. South East and East of England - £102,400. All other English regions - £96,000. These caps are updated annually by the government.

Right to Acquire: This scheme offers a fixed cash discount based on your local authority area, ranging from £9,000 to £24,000. The discount does not change with tenancy length (beyond the 3-year minimum). Your home must have been built, bought, or transferred to a housing association after 31 March 1997.

Both schemes require at least 3 years as a public-sector tenant. Always confirm your eligibility and exact discount with your landlord before applying.

Think carefully before securing other debts against your home. Your home may be repossessed if you do not keep up repayments on a mortgage or any other debt secured on it.

If you are thinking of consolidating existing borrowing you should be aware that you may be extending the terms of the debt and increasing the total amount you repay.
