Monthly Repayments: Your mortgage payment is calculated using the standard amortisation formula (for repayment) or simple interest (for interest-only). Your total monthly cost combines the mortgage payment with your rent to the housing association.

Staircasing: When you staircase, you buy an additional share of your property at its current market value. The cost is calculated as: Current Market Value × (Additional Share ÷ 100).

Rent Reduction: Your rent is based on the housing association's share. When you increase your ownership, the landlord's share decreases proportionally, and your rent drops by the same proportion.
